A 30-Point Check That Finds What Traps Can't

“I just need someone to come out and tell me what’s going on.”

What the Inspection Covers

That’s the most common call we get before anyone commits to service. They’re hearing something. They found droppings. They don’t know if it’s a rat, a mouse, or a squirrel. They want a professional to look at the house and give them a straight answer before they spend anything.

That’s the inspection. Full roofline, attic interior, ground-level exterior, documented with photos, explained in plain language, followed by an itemized written quote. No obligation to proceed.

Exterior roofline: the most important part

Every soffit panel is checked by hand from a ladder, not by looking from the driveway. Every roof vent cover, fascia corner, utility penetration, and AC chase opening is inspected. Most entry points on Spring Hill homes are invisible from ground level. A roofline check done from the ground misses most of them.

Attic interior

We access the attic from the interior hatch and document: droppings location and density, travel routes compressed into insulation, nesting sites, rub marks on rafters, any urine saturation areas, and any visible wiring damage. The attic gives us the full evidence picture and confirms species with certainty.

Ground-level and interior

Foundation weep holes, garage threshold gaps, exterior conduit entries. If you’ve found mouse droppings in the kitchen, we inspect cabinet interiors, under-sink areas, and wall penetrations at cabinet level.

Species confirmed, not assumed

Droppings size, location, entry point type, and timing of sounds you describe all point to species before the quote is built. Quoting without species confirmation is guessing. We identify species on inspection and the treatment scope reflects it.

The Written Report

Entry point list

Every entry point found, photographed, location described, priority rated. You see every gap before any decision is made.

Activity map

Where droppings were found, where travel routes are, where nesting is, tells you the extent of activity and what cleanup scope might be needed.

Itemized quote

Each entry point to be sealed with material listed. Trap placement. Return visit. Any cleanup scope. Every line is separate. No open-ended items. Inspection fee credited toward any work you approve.

Inspection Pricing

Free when combined with any service we perform on the same visit.

$75–$150 standalone, if you want answers and a written report with no service that day, based on home size. That fee credits in full toward any work you approve afterward, with no expiration.

FAQ

Rodent Inspection Spring Hill FL

What does a professional rodent inspection include in Spring Hill?

Full roofline walk with every soffit panel checked by hand, attic interior inspection with photo documentation of droppings, travel routes, nesting, and wiring condition, ground-level exterior check, species identification, and a written report with photos of every entry point plus an itemized quote. Runs 60 to 90 minutes for an average home.

Is the rodent inspection free in Spring Hill?

Free when combined with same-visit service. Standalone, answers and written report with no service commitment, is $75 to $150, credited in full toward any future service.

What if the inspection finds nothing?

We tell you that directly. Some calls are squirrels. Some are plumbing or settling sounds. Some are birds in the soffit. If there’s nothing to treat, we tell you what we looked for, what we found, and give you any preventive recommendations that apply. We don’t manufacture findings.

How soon can you come out for an inspection in Hernando County?

Most Spring Hill inspection requests are scheduled within 2 to 4 business days. During peak rainy season (June through September) when call volume is highest, we communicate expected scheduling timelines on the initial call.
