The Proof Is in the Sealed Entry Points
The before-and-after photo report is what we deliver at the end of every job in Hernando County. This page describes what that documentation looks like in practice, drawn from representative job examples across Spring Hill neighborhoods.
Job Example 1: Timber Pines, 34608
These aren’t staged examples. They’re the type of findings and resolutions that a written photo report from a Timber Pines, Hernando Beach, or Sterling Hill job actually contains.
Before:
First inspection on a 1991-construction home in Timber Pines. Homeowner had been hearing nocturnal attic sounds for four weeks. Had set two snap traps, caught one rat two weeks prior, assumed resolved. Sounds returned.
Inspection findings: Seven entry points documented. Five along the roofline soffit edge, gaps at rafter tails where panels had pulled from the framing over 30+ years of Florida heat cycling. One deteriorated east-facing roof vent with plastic screen crumbled along the bottom edge. One AC chase opening where the weather cap had been displaced, likely in a previous storm.
Attic interior: Active travel routes compressed through insulation on the north and east attic floor. Moderate droppings accumulation along the travel routes. Fresh and old droppings both present, infestation active for at least 3 to 4 weeks. Two Romex wiring runs flagged with outer jacket gnawing, photographed and documented for electrician follow-up.
After:
All seven entry points sealed, five soffit gaps with 1/4-inch stainless hardware cloth fastened to rafter tails, one vent guard replacement (galvanized, screwed to frame), one AC chase closure with fitted hardware cloth. Five snap traps placed on documented travel routes. Return visit at day 9: four trap catches, no new attic activity, exclusion intact. Written photo report delivered. Homeowner scheduled electrician for wiring follow-up per report.
Job Example 2: Hernando Beach, 34607
Before:
Homeowner called about a persistent odor from the attic and sounds in the ceiling. Norway rat burrow evidence also found near the AC pad on the exterior.
Inspection findings: Three roofline entry points plus two foundation-level entry points, a deteriorated crawl space vent screen and a weep hole with corroded mesh from salt air exposure. Attic showed moderate contamination with urine saturation in the primary nesting zone. Norway rat burrow entrance at foundation perimeter confirmed.
After:
Roofline exclusion with stainless hardware cloth. Foundation weep hole with new stainless mesh insert. Crawl space vent screen replaced with galvanized mesh. Attic HEPA cleanup and enzyme deodorizer treatment. Odor cleared within 48 hours. Return visit day 8: no new activity, exclusion intact across all five sealed points.
Job Example 3: Sterling Hill, 34609: Re-Treatment
Before:
Homeowner had paid another company $375 six weeks prior. Problem returned. Call stated: “They sealed some holes but it didn’t work.”
Inspection findings: Two foam-sealed entry points from prior treatment, one with visible rat teeth marks through the foam. Four additional entry points the previous company never addressed. Foam used at both prior-treated locations was already deteriorating.
After:
Foam removed at both prior-treated points. Stainless hardware cloth installed at all six locations. Mechanical trapping inside attic. Return visit day 7: two trap catches, no new activity. Written report documented both what the previous company addressed (and why it failed) and what was added. No recurrence through 90-day protection period.
Before After Rodent Control Spring Hill FL
What does the written photo report from a Spring Hill rodent job look like?
It includes a before-and-after photo of every sealed entry point with location description, an activity map showing where droppings and travel routes were documented in the attic, trap clearance record from the return visit, any wiring damage photographed and flagged for electrician follow-up, and attic cleanup assessment. It’s a document you can use for insurance, real estate, or your own property records.
Do you provide documentation that shows the problem was resolved?
Yes. The written photo report is delivered after the return visit, after traps are cleared and no new activity is confirmed. It documents both what was found and what the resolution status was at the return visit. If activity has fully stopped and exclusion is intact, that confirmation is part of the written record.
